Nature of the service and role of Dear Guest
Dear Guest is a brand of D&D s.a.s. of Davide and Alessandro Durante, operating as property manager and agent of the owners of the tourist accommodations listed on its portal.
Dear Guest carries out activities of promotion, operational management, guest reception, payment collection, and assistance, acting in the name and on behalf of the property owner.
The stay is a short-term tourist rental (less than 30 days) governed by a lease agreement between the Guest and the property owner. Dear Guest is not a party to the lease agreement and does not act as landlord, but manages the reservation and the services connected to the stay based on the mandate granted by the owner.
Booking and confirmation
The reservation is considered confirmed upon completion of the booking process on the website, including the insertion of a credit card as guarantee.
The full amount will be charged on the check-in date through the payment systems indicated on the site (Stripe or PayPal), or immediately before it.
Prices, included services and tourist tax
The price shown in the booking summary includes the rental fee, final cleaning, linen, utilities, and Wi-Fi.
Any tourist tax is not included in the price and will be collected during online check-in, in accordance with the regulations of the relevant municipality where the accommodation is located.
Cancellations
The conditions of the rate selected at the time of booking apply.
With the Standard rate, free cancellation is possible up to 5 days before check-in; after this deadline, the full amount of the stay will be charged.
With the Non-refundable rate, the full amount will be charged at the time of booking and no refund will be granted in case of cancellation or modification.
In the event of no-show at check-in, the full amount of the reservation will be charged.
Check-in, documents and contract
Check-in is scheduled from 3:00 PM to 7:00 PM and check-out by 10:00 AM.
Late check-in is possible only if agreed in advance with Dear Guest and is subject to a €50 surcharge.
In the booking confirmation email, a link to the Guest Portal will be provided to complete online check-in. The requested data and documents must be entered before arrival at the property.
Such data are legally required (Police Headquarters and ISTAT) and essential to access the accommodation. The tourist lease agreement may be signed digitally.
Number of guests
The Guest agrees to respect the number of people indicated in the reservation. Undeclared or unauthorized persons or animals may not be accommodated.
House rules
No smoking inside; quiet hours from 10:00 PM to 8:00 AM; no parties or events; no undeclared guests or animals.
Guests must comply with condominium rules, where applicable.
Violation of these rules may result in early termination of the stay without entitlement to a refund.
Damages and liability
Any proven and documented damage to the accommodation or furnishings may be charged to the credit card used for the reservation or requested according to the payment platform’s procedures.
Dear Guest is not responsible for any theft or loss of personal belongings inside the accommodation.
Dear Guest and the owner are not responsible for any service interruptions beyond their control, such as electricity, water, gas, or internet.
Access for maintenance or emergencies
The Guest agrees that Dear Guest or persons appointed by the owner may access the accommodation for necessary maintenance or in case of emergency; except in urgent situations, access will be communicated in advance.
Force majeure
In case of exceptional events beyond the control of Dear Guest or the owner — such as, by way of example, natural disasters, supervening impossibility, or force majeure — Dear Guest will, where possible, attempt to propose an alternative accommodation of equal or similar level.
The Guest may freely accept or refuse the proposal. If the Guest refuses, or if no suitable alternative can be found, the reservation may be cancelled with a full refund of any amounts already paid.
Applicable law and jurisdiction
These terms are governed by Italian law. Any dispute shall fall under the jurisdiction of the Court of Savona, subject to any mandatory legal provisions.
